What to Expect on Inspection Day


Generally my services will begin by carefully inspecting exterior features of the property: The foundation and structure, decks & porches, sidewalks, roofing, chimney, siding, garages, driveways, grading & drainage, and wood destroying insect inspection for damage or evidence of activity.


Next,, I'll perform a thorough evaluation of the basement/crawlspace, interior foundation and structural components, the plumbing waste and supply, electrical, heating/cooling, sump/pump systems.


Next-the attic. I will check the attic access, insulation and ventilation, structure and framing, electrical, fan vents, roof penetrations and leakage. (Additional heating or cooling systems in the attic)


Next is the interior. I work through the property in a logical sequence, one room at a time and one floor at a time. All walls, ceilings, floors, doors, windows and HVAC vent conditions will be noted throughout the home. The kitchen and bath fixtures including laundry room will all be inspected The electrical lights, outlets, switches and ceiling fans all checked.

Appliances will be run through a normal cycle at the inspection.


Washing machine and dryer. Dishwasher, vent hood, microwave and refrigerator. 


Finally, finishing the Wood Destroying Insect inspection and Radon testing services you may have ordered.  

We will prepare your inspection details and e-mail your PDF style report directly to you. 


Mold Testing/Inspection and Indoor Air Quality Testing. If you wish to add these services, this can be included easily. 


The entire on-site inspection should take about 3 hours for an average home. However, situations vary with each property. If the home is large or is known to be in disrepair, it's best to allow extra time.

I also encourage you to contact me for scheduling as soon as possible. Do not wait as you typically have 10-14 days to get the inspection done.


This is a great opportunity to learn about your future property and its features. During the inspection, I will answer any questions you have. You may be surprised at what you learn. Being present for the inspection will help you visualize all of the items in the report. If you have specific concerns about the property we will discuss those issues and check them in detail for you.

If you can not make it to the inspection due to scheduling difficulties—then I will arrange the inspection with the seller or the realtor.
